05 For tenants, landlords and brokers

The permit package is the schedule.

Trades don't blow a tenant improvement. Plan review does. The package goes in short, comes back with comments, and three weeks evaporate before a single wall moves.

S&T produces the drawings, submits them, holds the building permit and answers the plans examiner — then sequences the trades against inspection availability instead of against a wall calendar.

No long-term contracts. Engage us for the permit package alone, the build alone, or lease-to-open on one contract.

Brokers: we keep a one-page timeline sheet you can forward to a tenant without editing it. Ask for it — no form, no follow-up sequence.

06 For building and land developers

Deals die at entitlement, not at framing.

By the time there is a wall to build, the expensive uncertainty is already behind you. The question a developer needs answered is not "can you build it." It is "can you get it approved, and how long."

S&T handles ground-up construction, site development and entitlements, and carries the same project through delivery — so the party that told you the approval timeline is the party accountable for hitting it.
