Everything on this site is general information about how commercial construction and permitting tend to work in Texas. It is not legal advice, not engineering advice, not architectural advice and not a code determination for your project.

Timelines, sequences and durations shown anywhere on this site are illustrative. Real timing depends on the space, the jurisdiction, the adopted code edition and how fast comments come back. Requirements vary by jurisdiction, by adopted code edition and by local amendment.

03 Interactive tools

What the tools on this site do and do not do

The path-to-open sequencer and the commodity classifier are directional aids. They illustrate the shape of an approval sequence and roughly where a commodity is likely to land. They are not a permit determination, a code determination or a substitute for review by the authority having jurisdiction.

Do not order equipment, sign a lease or set an opening date on the strength of a tool on a website. Ours included.

04 Scope of services

What S&T does and does not perform

S&T Management Group Inc provides general contracting, construction management, permitting coordination, consulting and compliance filings. Mechanical, electrical, plumbing and fire-suppression work is performed by independently licensed contractors.

S&T does not offer engineering services and does not practise architecture. Where a project requires documents sealed by a licensed Texas professional engineer or registered architect, those are prepared and sealed by the appropriate licensed professional.

The site is provided as is. We try to keep it accurate and current, and we will get things wrong anyway. We are not liable for decisions made solely on the basis of content published here.
